At the corner of Burnet Road and West 45th Street, the coffee shop that used to be Stinson's has been serving coffee again since June. Stinson's closed in April 2025, and La La Land Cafe started its soft opening in the same space on June 14, 2026, about 14 months later.
That gap fits the year on this half-mile of Burnet. Almost nothing here in 2026 is a first attempt. The restaurants arriving are on their second location, their second city, or their second try at a storefront. The spaces they're moving into have had earlier lives too: a barbecue joint, a Mediterranean restaurant, a Stinson's. In its September neighborhood column, West Austin News called the Rosedale stretch of Burnet "from 45th to 49th Street" a place that is "hopping with food places these days." What's driving that is turnover in familiar buildings, not new construction.
Here's where each space stood as of early October 2026.
The address-by-address ledger
| Address | Business | Status in early October 2026 | What was there before |
|---|---|---|---|
| 4416 Burnet Rd | La La Land Cafe | Open since June 14, 2026 | Stinson's, closed April 2025 |
| 4707 Burnet Rd | Yummy Mommy Thai Cuisine | Announced for September 2026, opening not yet confirmed | Pit BBQ |
| 4800 Burnet Rd, Ste. 450 | Cinque Terre West ATX | Open since July 2026 | Gràcia, opened March 2023 |
| 4800 Burnet Rd | Ben & Jerry's | Targeting mid-November to mid-December 2026 | New to Rosedale Village |
| 4801 Burnet Rd | Picnik | Closed July 27, 2026; replacement concept announced, not yet confirmed open | Picnik |
| 5222 Burnet Rd | Chi'Lantro | Closed April 30, 2026; no successor announced | Chi'Lantro |
Read down the right-hand column and the pattern shows up. Every space on the list has a history, and most of the businesses do too.
Two arrivals that already had a following
La La Land Cafe is the brand's second Austin location. The first is at 1400 South Congress Avenue. On Burnet, the cafe serves specialty drinks and toast, and its grand opening was June 20. The cafe's site lists Burnet hours of 6:30 a.m. to 7 p.m. daily, with Friday and Saturday running until 8 p.m. That makes it one of the earlier-opening and later-closing coffee options at this corner. Hours change, so check before a 7 p.m. run.
Cinque Terre West ATX brought more history with it. Husband and wife Gianbattista "Gianba" and Marlo Vinzoni moved their Italian restaurant, and themselves, to Austin from Pacific Palisades, California. They opened in July in Suite 450 at Rosedale Village, 4800 Burnet Road. The Vinzonis weren't new to Austin when they got here. They had already partnered with Tom Segura on Ciccio Bomba, which has Austin locations at Fareground and on South Lamar.
Eater Austin put Cinque Terre West on its September 2026 list of the city's best new restaurants. It pointed to the handmade pastas, the seasonal salads and crudos, a panna cotta, and "an entire menu of spritzes." Community Impact singled out the spaghetti vongole e bottarga, made with Manila clams, garlic, Fresno chile, white wine, parsley, and shaved dried mullet roe. The restaurant's site lists dinner Tuesday through Thursday from 5 to 9 p.m. and Friday through Sunday from 5 to 9:30 p.m. It's closed Mondays.
Suite 450 has had more than one life. Gràcia opened there on March 16, 2023, according to Eater Austin. So the space went from a Mediterranean restaurant to an Italian one in a little over three years. The Rosedale Village website still lists Gràcia among its tenants, so treat the center's online directory as a rough guide rather than a current roll call.
The storefronts still waiting on their next tenant
The two openings above are confirmed. The middle of the stretch is less settled, and the details matter if you're planning dinner around them.
4707 Burnet, the former Pit BBQ. Yummy Mommy Thai Cuisine is taking an unusual route to a storefront. It opened inside ATX Kitchens, a ghost kitchen on East Anderson Lane, on August 31, 2025, and closed there almost six months later. In August 2026, the team told Community Impact it planned to reopen at 4707 Burnet the following month. The menu includes coconut curry, tom yum soup, drunken noodles, crab rangoon, Thai iced tea, and mango sticky rice. The business is run by partners Apisit Sangrugee, Pinsuda Sangrugee, Thidarat Pradidpoka, and Pimnapat Chancharoen. As of West Austin News' column dated September 30, a "coming soon" sign still hung over the front of the old Pit BBQ. We haven't found an announced opening date since then, so don't count on it until the doors are open.
4801 Burnet, across the street. Picnik closed on July 27. Founder Naomi Seifter announced that she would open a refreshed concept focused on healthy dining in the same space within four to six weeks. That window ran from late August to early September. We haven't found a name or an opening date for the new concept. Same founder, same address, new idea: it's a second act in the most literal sense.
5222 Burnet, a few blocks north. This is the one space on the list without a named next chapter. Chi'Lantro, the Korean barbecue and Tex-Mex fusion restaurant, closed this location on April 30. Founder Jae Kim cited the lack of a sustainable long-term plan and a rent increase of more than 30% at lease renewal. As of that report, Chi'Lantro's other Burnet location, at 11005 Burnet Road, was still open.
Taken together, these three explain the pattern. Space on this stretch turns over when a lease comes up, a concept runs its course, or an owner decides to start over. Each time, the next operator inherits a known address on a street people already drive.
A national first at Rosedale Village
The biggest name arriving is also new to the region. Ben & Jerry's is opening at Rosedale Village, 4800 Burnet Road. Community Impact reported in August that it will be the brand's first Austin-area location, with a target opening between mid-November and mid-December.
That shows the stretch's draw in another way. Local operators are moving in from a ghost kitchen, from South Congress, and from Los Angeles, and a national ice cream brand chose the same shopping center for its first shop in the Austin area. If the target holds, an ice cream stop will open a short walk from a spritz on the Cinque Terre West patio by the holidays. Target windows slip, though, so treat December as a hope.
Rosedale Village's own directory names other businesses at 4800 Burnet, including Honest Mary's, Gusto Italian Kitchen + Wine Bar, and Citizen All Day. Honest Mary's ordering site lists a "Rosedale" location at 4800 Burnet Road, C300. CBS Austin reported that Gusto resumed dinner service on August 16, 2025, after a temporary closure. Citizen All Day's own site gives its address as 4818 Burnet Road. None of these appeared in 2026 coverage we could find, so call ahead before making plans.
Getting there while Burnet is under construction to the north
Anyone driving to these blocks from the north will hit construction first. The City of Austin's Burnet Road corridor project, paid for by the 2016 Mobility Bond, covers Burnet from Koenig Lane to MoPac. Work started in March 2026 on about 2.7 miles from Koenig Lane north to US 183. It includes sidewalks, shared-use paths, curb and gutter, and upgraded signals at priority intersections. A second segment, about 1.5 miles from Bright Verde Way to MoPac, started in June.
The city's August 3, 2026 update said three segments were active. It told drivers to expect lane shifts, temporary detours, and intermittent closures over the coming months, as crews install utilities, rebuild intersections, and add pedestrian and bike facilities. Because the project begins at Koenig Lane, the 45th-to-49th blocks sit south of it. A dinner trip from Rosedale's interior streets avoids the work zones. Coming down Burnet from Allandale or Crestview means driving through them.
When the project is done, the improvements include ADA-compliant curb ramps, two pedestrian hybrid beacon crossings, drainage upgrades, and a realigned Burnet Lane where it meets Burnet Road. Those details belong to the stretch north of Koenig, but they'll change how the whole corridor gets used once the cones are gone.
Dates to watch this fall

- Mid-November to mid-December: Ben & Jerry's at Rosedale Village, 4800 Burnet.
- Ongoing: Burnet Road corridor construction from Koenig Lane north.
- Still unannounced: whatever comes next at 5222 Burnet, the former Chi'Lantro.
Jason Heffron has worked in central Austin since 2003, and he's happy to talk about what this year's turnover means for the blocks around your own street. If you're curious, reach out to Jason Heffron and book a consultation. Coffee at La La Land works fine.
